Covenants

Protective Covenants, Conditions, Restrictions and Easement

All homeowners should review the covenants which can be found by logging in to the Property Management portal or click on the "Home Owner Login" in the menu above. Once logged in, from the menu on the left, click on Documents, next click on the covenants folder, then click on the CC&R.pdf file. Violation of articles as defined in the protective covenants, conditions restrictions and easement document (CC&R.pdf file) are subject to fines and fees.

All homeowners and community members should be aware of Article 5.2 and Article 7.13. Excerpts from these articles are below.


5.2 Owner's Responsibility.

... All maintenance of the Lot and all structures, landscaping, and other improvements thereon shall be the sole responsibility of the Owner thereof, who shall maintain such Lot in a manner consistent with the Community-Wide Standard and this Declaration. Such maintenance obligation shall include, without limitation, the following: prompt removal of all litter, trash, refuse, and waste; lawn mowing on a regular basis; tree and shrub pruning; watering landscaped areas; painting all exterior improvements; keeping improvements, and exterior lighting in good repair and working order; keeping lawn and garden areas alive, free of weeds, and attractive; keeping driveways in good repair; complying with all governmental health and police requirements; and repair of exterior damages to improvements, including, without limitation, periodic painting and pressure washing as needed...


7.13 Garbage Cans, Woodpiles, Etc. (Etc. includes Bicycles)

All garbage cans, woodpiles, swimming pool pumps, filters and related equipment, and other similar items (etc. includes bicycles) shall be located or screened so as to be concealed from view from neighboring streets and property.
